VILLA ROSA

 
 

Villa Rosa lies at 1,130 metres above sea level, at the end of a quiet promenade in Böckstein near Bad Gastein,
surrounded by mountains and overlooking the surrounding peaks.


The house at Valeriepromenade 6 was built in 1911 and was a private villa, boarding house, boarding school and apartment house.
Over time, it had many different names until it was sold in 2020 and lovingly restored, with attention to preserving old details,
and eventually named Villa Rosa.

What could be saved was preserved, and the villa was gently restored.
Many old pieces of furniture and pictures were kept and reused.

In the interior design, special emphasis was placed on materials such as wood, brass and high-quality fabrics.


Villa Rosa is our base in the mountains.
A place of calm for family and friends, a retreat
– far away from the pace of Vienna and Bad Gastein,
where we come back to slow down and regain our energy.

Villa Rosa is a personal project, close to our hearts.

COME IN…

Today, the house holds five apartments, each individually designed and furnished.
Every apartment includes a fully equipped kitchen with dining area, a comfortable bedroom, a modern bathroom with shower and WC,
and a balcony with views of the surrounding mountains.

At the heart of Villa Rosa is the Loft Marie in the attic, with an open kitchen, a quiet reading area with lounge chairs, and a generous sofa corner with soft cushions and warm blankets.

The apartments can be booked individually, or the entire villa can be rented for families or groups of friends.

The Stube on the lower ground floor – originally the breakfast room – has been carefully restored and is now a small playroom, where children can spend time and adults can also find a moment of quiet.

The large terrace is open to all guests, with a lounge area and sun chairs for warmer days.
The garden can also be used and offers a quiet space for meditation or yoga.

FERDINAND

Apartment Ferdinand is located on the first floor and is designed for two people.

A large double bed, ample storage and an old wooden wardrobe shape the bedroom.
There is a quiet, warm atmosphere, carried by simple and timeworn elements.

The apartment includes a bright bathroom with shower and WC.
The kitchen with dining area is fully equipped and opens the view towards the Gamskarkogel and the surrounding mountains.
A Nespresso capsule machine, kettle, stove, oven and refrigerator are available.

Cable TV, a flat-screen TV and Wi-Fi are provided.

For families, Apartment Ferdinand can be connected with Apartment Fanny.

FANNY

Apartment Fanny is located on the first floor, is designed for two people and has a sunny balcony facing the promenade.

The bedroom is bright and calm, with a comfortable double bed (1.40 m) and an old white cabinet with glass doors.

The kitchen is spacious and fully equipped.
A bay window with a round table offers space for up to six people.
A Nespresso capsule machine, kettle, stove, oven and refrigerator are available.

The bathroom includes WC and a round shower, with ample storage.

Cable TV, a flat-screen TV and Wi-Fi are provided.

LUDWIG

Apartment Ludwig is located on the second floor and is designed for two people.

The bedroom with balcony is painted in a soft matte green and has a calm, warm atmosphere.
Furniture from the turn of the century has been carefully restored and complemented with new mattresses, slatted frames and duvets.

The kitchen with dining area is fully equipped.
A daybed offers a place to rest or can be used as a sleeping place for children.
A Nespresso capsule machine, kettle, stove, oven and refrigerator are available.

The bathroom includes WC, a round shower and a rain shower head.

Cable TV, a flat-screen TV and Wi-Fi are provided.

For families, Apartment Ludwig can be connected with Apartment Luise.

LUISE

Apartment Luise is located on the second floor, is designed for up to two people and has a balcony.

The bedroom features an extra-large brass bed, an old wooden wardrobe and ample storage.
An armchair offers a quiet place to sit and pause.

The kitchen with an old table and farmhouse chairs is fully equipped and opens the view towards the Gamskarkogel.
A Nespresso capsule machine, kettle, stove, oven and refrigerator are available.
Works by the Austrian photographer Dominique Hammer complete the atmosphere.

The bathroom includes WC, a round shower and a rain shower.

Cable TV, a flat-screen TV and Wi-Fi are provided.

THE LOFT MARIE

Loft Marie is, as we like to call it, the heart of Villa Rosa.
It is located in the attic and forms the central space of the house.

An open kitchen, a comfortable living area and a bedroom with a double bed and ample storage shape the loft.
There is also a spacious bathroom with bathtub and shower,
as well as a separate WC.

The kitchen is fully equipped. A Nespresso capsule machine, kettle, stove, oven and refrigerator are available.

An old farmhouse table with bench and chairs, restored lounge chairs from the 1950s, as well as a mid-century secretary by the Swedish designer Egon Østergaard and works by the Austrian painter Michael Ornauer add quiet character to the space.

Two balconies complete Loft Marie and open the view towards the Ankogel and in the direction of Sportgastein.

Loft Marie is suitable for two to a maximum of three people.

THE STUBE

Originally a breakfast room, later an office, the Stube has been carefully restored.
The wood panelling was revealed again, and the space has been turned into a small, quiet playroom.

A large sofa, a corner bench and a tipi with soft lighting and sheepskins create a warm and welcoming atmosphere.

Board games for all ages, dolls, soft toys, Lego, Brio tracks and a selection of books are available.

The Stube can also be booked separately on request.
